Amsterdam West Distribution Centre fully let as AYBL secures final unit

Sunrise Real Estate has successfully achieved full occupancy at the Amsterdam West Distribution Centre (AWDC), following the expansion of activewear brand AYBL into the final remaining unit. The leasing milestone follows the completion of the 19,265 sqm Grade A urban logistics park in 2025, which is positioned to serve the fast‑growing consumer base of the Amsterdam metropolitan region.
Designed for modern e‑commerce and premium retail operations, AWDC delivers flexible, high‑performance logistics space in one of the Netherlands’ most supply‑constrained urban markets. The scheme’s specifications - including high floor load capacities, generous clear heights and efficient loading and circulation layouts have made it a compelling choice for operators seeking resilient, centrally located facilities.
Delivered to a BREEAM ‘Very Good’ standard, AWDC reflects Sunrise Real Estate’s ongoing commitment to future‑ready, energy‑efficient assets. Its integrated ESG framework has played an important role in meeting the expectations of occupiers who prioritise sustainability and long‑term operational efficiency.
A key feature of the project is its pioneering off‑grid microgrid system, developed in partnership with Sunrock and iWell. In response to regional grid congestion, Sunrise implemented a permanent on‑site energy solution combining 2MWp rooftop solar PV, a 660 kW battery, and an intelligent energy management platform. This setup enables stable operations independent of grid constraints and supported early tenant occupation months ahead of the original schedule.
