Sunrise Real Estate (“Sunrise”), the pan-European investor, developer and asset manager specialising in high-quality logistics real estate, has fully let a 11,307 sqm asset in Venlo, the Netherlands, to fashion brand Rino & Pelle.

The leasing follows a refurbishment programme to future-proof the asset and significantly improve tenant usability. As part of this, the asset’s ESG credentials were upgraded to the EPC A rating and the BREEAM ‘Good’ certification, reflecting Sunrise’s ongoing commitment to future‑ready, energy‑efficient logistics real estate.

Other upgrades made during the refurbishment include comprehensive electrical and lighting improvements, with new internal and external LED installations, alongside enhancements to ventilation, heating, plumbing, and other MEP systems. The scheme’s office space was also renovated, and the works included the replacement of dock doors and slab repairs.

Situated just northwest of Venlo city centre, the asset sits within an established, supply-constrained logistics hub. As a result of its position along the Rotterdam port corridor and proximity to western Germany’s dense population catchment areas, Venlo serves as a strategic location for a diverse range of logistics occupiers.

This latest milestone builds on Sunrise’s strong leasing momentum in the Netherlands. Last year, the firm completed and achieved full occupancy for the Amsterdam West Distribution Centre, a 19,265 sqm Grade A urban logistics park serving the expanding consumer base of the Amsterdam metropolitan area.

Dan Westoby, Principal, Sunrise Real Estate, said:

“Having completed a refurbishment focused on energy efficiency and tenant usability, we are pleased to deliver this high-specification, future‑proofed asset to Rino & Pelle to support the expansion of its business.”

André Kuijpers, General Director, Rino & Pelle, said:

“This new facility strengthens our logistics network and provides excellent connectivity across the Venlo region and into key European markets. The quality and sustainability of the building support our long-term growth plans.”

Peter Titulaer, Senior Director Leasing Advisory, JLL, said:

“This agreement underscores the continued occupier demand for logistics space in Venlo, which benefits from its status as an established logistics hub and strategic location close to dense population catchment areas. Sunrise’s focus on high-quality, sustainable logistics real estate aligns well with Rino & Pelle’s requirements as a leading fashion brand seeking to expand its operations."

Netherlands-based firms Heembouw and C2N acted as developer and project manager respectively. JLL acted as leasing agents.
