Sunrise Real Estate secures 63,000 sq. ft logistics letting at Integra 61 as demand surges for sustainable logistics space in the Northeast

Sunrise Real Estate has leased 63,000 sq. ft at its Integra 61 development in Durham to Flooring Superstore for use as one of its primary nationwide distribution hubs.
Flooring Superstore has signed a 10-year FRI lease on 63,000 sq. ft of high-specification logistics space at Connect 63. This move supports its national distribution strategy by consolidating multiple Northeast sites into a single hub. Connect 63 is part of Sunrise’s five-unit Connect development within Integra 61.
Integra 61 is the premier industrial, logistics and manufacturing location in the Northeast, situated immediately adjacent to junction 61 of the A1(M). The scheme is made up of five units extending to 640,000 sq. ft, with individual units ranging in size from 43,000 sq. ft to 298,000 sq. ft. The units are built to a high-quality specification, with strong sustainability credentials, including BREEAM Excellent ratings.
This letting is the second completed by Sunrise at Integra 61 this year, following Restore PLC signing a lease for 84,000 sq. ft of logistics space at Connect 84 in January.
Three units remain available at Integra61, ranging in size from 43,000 sq. ft to 298,000 sq. ft.
Jenny Wang, COO & Head of Asset Management at Sunrise Real Estate, said: “This latest letting to Flooring Superstore further underscores the strong occupier appetite we are seeing for high-quality, sustainable logistics space in the Northeast. The long-term commitments from both Flooring Superstore and Restore reflect not only the enduring demand for new-build units with robust ESG credentials, but also the scheme’s flexibility to cater to a wide range of operational needs. Its versatility makes it highly sought-after, with active interest in the remaining three units from a wide range of sectors.”
Nick Bisicker, Chief Logistics Officer at Flooring Superstore, commented: “We are very excited about this opportunity. Unfortunately, the Northeast is not blessed with units of this standard at affordable prices, so as soon as we saw this warehouse, we knew it was the right fit. Because of its proximity to the motorway and our other warehouses, we will be able to remain within easy reach of our distribution centres. Importantly, the location of the new hub is convenient for all our staff members, which was a key consideration for us. This move enables us to expand sustainably and offer our warehouse staff better working environments – it is a win for both our people and our business.”
Sunrise was advised by DLA Piper. Naylors Gavin Black, Avison Young and CBRE are acting as agents on the Integra 61 scheme.
