Topping-out ceremony celebrated for 28,260 sqm last-mile logistics development Beam Berlin South

Beam Berlin South, a 28,260 sqm last-mile logistics development in Berlin-Marienfelde, one of the city’s most established last-mile submarkets, has reached topping out, with the building shell now complete. The project is owned by a fund affiliated with Aermont Capital and is being developed by the pan-European logistics company Sunrise Real Estate.

The modern high-end urban logistics scheme will offer six flexible units ranging from 3,500 sqm to 5,600 sqm of warehouse space, designed to accommodate a broad range of urban distribution, e-commerce and light-industrial occupiers. The project is progressing on time, with practical completion targeted by year end and pre-leasing now starting.

Strategically positioned in Marienfelde, the asset offers immediate access to Berlin’s dense urban catchment of more than 3.9 million residents, with the city centre reachable within 20 minutes by car. The property benefits from direct connectivity to major motorway networks, including the A100 and A10 ring roads, and is within a two-minute walk of an S-Bahn station, ensuring strong accessibility for both goods and the workforce.

The development will be delivered to Grade A specifications, offering a clear internal height of 12.2 metres for efficient racking and allowing automation, generous yard depths and modern loading provisions, as well as roof-mounted solar panels to support on-site renewable energy generation. Designed with ESG and operational efficiency at its core, the building will provide a future-proof, sustainable solution tailored to the evolving requirements of modern last-mile logistics operators. A BREEAM “Excellent” certification is targeted.
